Building Services Manager

Summary:

Working with a leading Tier 1 construction main contractor, I am currently recruiting for Building Services Manager with strong Commissioning experience. As a key member of the project team reporting to the Project Building Services Manager, you will take full ownership of the commissioning management and handover of MEP (Mechanical, Electrical, and Public Health) packages. Your role will ensure that all systems are fully operational, compliant with relevant standards, and delivered to the highest quality. You will be involved from the early stages of construction, ideally sooner, through to commissioning and final client handover. Commissioning activities will be conducted in accordance with the CIBSE Code M, ensuring all systems are tested, validated, and signed off in line with contractual obligations and project timelines.

You will lead and manage the commissioning programme, chairing regular meetings to drive progress and resolve issues promptly. Reviewing subcontractor commissioning plans, drawings, and technical submissions for compliance and practicality will be a key responsibility. Coordination of MEP commissioning activities with other trades is essential to avoid delays and ensure seamless integration. You will ensure installations meet quality standards and comply with legislation, codes of practice, and guides such as BREEAM, CIBSE, and BSRIA.

The role requires strong technical and design expertise in MEP services and process engineering, with experience managing commissioning on complex projects including clean rooms. You will be skilled in 3D modelling and familiar with off-site manufacturing approaches. Competency in using 4Projects or similar Common Data Environment (CDE) platforms is mandatory to maintain accurate documentation and reporting throughout the project lifecycle.

Skills:

• Excellent communication and stakeholder management
• Competency in Common Data Environment platforms, specifically 4Projects

Certifications & Standards:

• Degree or similar in Building Services Engineering or related discipline
• Knowledge and application of CIBSE Code M
• Familiarity with BREEAM, CIBSE, and BSRIA standards and guides
